Common rental scam types in India
Phantom property scams
A landlord advertises a property that does not exist, or that they do not have the right to rent. The student pays a deposit or advance rent, receives keys that do not work (or no keys at all), and discovers the fraud after arrival. Most common on unverified online platforms and social media listings.
Deposit theft
A landlord collects a deposit and advance rent (sometimes multiple months), then becomes uncontactable, either disappearing entirely or claiming the property has been rented to someone else. Particularly common in Delhi and Mumbai where competition for properties is high.
Bait and switch
A student is shown a well-maintained property, pays the deposit, and then discovers that the actual room they are allocated is significantly inferior to what they viewed. Common in PGs with multiple rooms of varying quality.
Inflated broker fees
Informal brokers charge excessive commission fees, far above the legitimate 1-month rate, and may collect fees for properties that fall through. In some cases, brokers collect fees from multiple students for the same property.
How to protect yourself
- Use verified platforms like student accommodation in India, all properties are checked before listing.
- Always view a property in person before paying any money.
- Ask for the landlord's Aadhaar card copy and verify the name against property documents.
- Never pay a deposit without a signed written receipt and rental agreement.
- Pay via bank transfer rather than cash, this creates a traceable record.
- Check the property address on Google Maps and verify it exists before travelling to view.

What to do if you have been scammed
- Report to local police immediately (FIR)
File a First Information Report (FIR) at the nearest police station. Bring all payment receipts, messages, and any documents you have. An FIR is required for any subsequent legal action. - Report to the National Cyber Crime Portal
If payment was made online, report to cybercrime.gov.in immediately. Online fraud is handled by dedicated cybercrime units with the ability to freeze accounts and trace transfers. - Contact your bank
If you transferred money digitally, contact your bank's fraud department within 24 hours. Rapid reporting sometimes allows funds to be frozen or reversed. - Report to your university welfare office
Your institution's student welfare team can provide emergency accommodation support and connect you with legal assistance. - Warn other students
Post about the specific landlord/property in your student community groups. Preventing other students from being victimised is a genuine service.
"I found a PG on social media that seemed perfect, ₹8,000 in Koramangala with amazing photos and immediate availability. I transferred the deposit and they stopped responding. Report everything immediately, I got an FIR filed and the cyber police traced the account."
